KAIROS’ PORCHES  SAFE AND  SOUND

In Dec., 2011, the Kairos Board and Management Team faced a major challenge. Craig Adams, Capital Planning Analyst from the City Housing Division, completed a detailed Site Visit Report on the front verandahs of four of our properties. His recommendation was that, due to settling of the verandah and room supports, symptomatic of poor storm water damage undermining the footings, and other problems, each of these verandahs receive extensive remedial work. Work should take place immediately to prevent further damage and to ensure the safety of tenants, children and visitors.

Steps were taken to obtain pricing estimates, an invited bid process took place and, in April/May, Kidd Bros.Construction was selected. In May, the City could offer no financial help. In Sept. 2012, with a financial plan, the Board voted to proceed with replacement porches. All financial details will be available in AGM Financial Report.

The Christmas season brightened for Kairos when, on Oct. 22, 2012, the Kairos Board President received notice from the City Housing Division that, upon review of their budget situation, substantial funds would be forthcoming for this Kairos project. Thanks to all, especially the City, the Board, the Kairos Management Team and maintenance worker who worked hard to see this project through. We can all rest a little easier this Christmas season knowing that Kairos porches are safe and sound.
